The most common reason for needing a septic system upgrade is a real estate purchase. Older Cape Cod homes with failing septic systems or old cesspools will need have their septic system upgraded to a new title 5 septic system as a condition of the property transfer.

If you own an older Cape Cod home, with a failing septic system you will be required to upgrade to a title 5 septic system. Older cesspools will need to be removed and replaced with a new title 5 septic system including a tank and leaching field with diffusers and stone.

The first thing to do is have a septic inspection done. Our licensed Cape Cod septic inspector will determine whether your existing system passes or fails and whether you need a new system installed or not.

If you do need a new septic system upgrade, the town will set a date for the new title V system to be installed by. This can be up to a year depending on the situation.

Septic systems will require a perc test before they will be permitted. Depending on the location of the proposed septic system and the depth of water table at the site, your system may have to be an above ground septic system, a tight tank or may have to be located in a specific location on the property.

Septic systems are sized by the number of bedrooms in the house. The larger the home, the larger the septic tank and leaching field will need to be.
